Do I need a guarantor?
Currently, in many house leasing contract, it is a requirement to use a guarantee service in place of a guarantor. Therefore, the majority of properties allow lease contracts to be concluded without a guarantor.
Is it possible to reserve a room until I come to Japan?
Typically, it is required for move-in or rent to start within 2 to 3 weeks from the application. If you require an extended reservation for a long-term, we recommend proceeding with the lease agreement.
My husband remains overseas, is it possible to conclude the contract in the husband's name?
Most contracts are generally possible if you pass the reviewing process. However, landlord preferences may pose challenges in some cases. Please feel free to inquire with us first.
How can I receive the keys to the new home?
Normally, we conduct key handovers at our agency, but if you are in a hurry or plan to move in immediately after coming to Japan, we can arrange the key handover at your new residence.
What documents are required for applications from overseas?
The following documents are required when applying for a rental property:

1 Identification for all family members (passport, Japanese driver's license).
2 Employment information (current employment details and information about your employer and department after returning).
3 Mobile phone number
4 Emergency contact information in Japan (address, name, phone number, date of birth, and relationship to you).
5 Employment certificate (Proof of your intended affiliation in Japan, including income details)
6 Current residential address and phone number.
Is it possible to sign a corporate contract?
Yes, corporate contracts are also available. For corporate contracts, the following information and documents are typically required:

- A certificate from the company housing, or a document stating that the property will be provided as company housing
- Contact information of the company representative or relevant person in charge
- Other conditions related to the company housing contract
- Company registration certificate (corporate registry)

Since the required documents may vary depending on the management company or rent guarantee company, we will confirm the details in advance on your behalf.
